Meet Denese Berardesco!

After putting herself through college, Denese was offered a position working for a Top 10 Global Fortune 500 company and quickly moved up the corporate ladder. Her recognition and success was achieved by her desire to make a difference utilizing her tenacity, desire of high levels of customer service and an ability to provide fact-based information to drive solutions earned Denese prestigious Field Traveler Trips and Awards, as well as the highly-coveted “District Manager of the Year” Award. “Hard work, the ability to overcome obstacles, and my tenacity to drive positive outcomes have been staples of my success and in achieving my clients desired outcomes. I ran my position within the organization like it was my own personal business, not a part-time job!”

Deciding to follow her passion for real estate, Denese left the corporate world and embarked on her journey to help others achieve their real estate dreams, while also building out her own investment property acquisition strategy, positioning her to acquiring and managing investment real estate. “While you would think residential and investment property acquisitions and sales would differ greatly, the truth is both should be driven by market knowledge, fact-based data, clear communication, crisp negotiating skills vs emotion-based tactics that tend to lead buyers and sellers down the wrong path.”

Looking beyond the traditional Multiple Listing Service (MLS), Denese places emphasis on building marketing opportunities for her clients in the Dallas Fort Worth Metroplex utilizing social media to drive awareness and interest. Understanding the importance of marketing, Denese hired a full-time marketing specialist to showcase her listings through professional photography and videography for the maximum reach for potential buyers. This is supported by strategic Search Engine Optimization (SEO) maximizing social media technical configurations, content relevance to ultimately driving link popularity. “Creating emotion through photography is worth 1,000 words! Creating emotion through video is worth a Million! Knowing how to capitalize on both allows you to position your property to maximize on click rates, views and interest.”

Going above and beyond, Denese actively supports her clients in Collin County, Texas with their annual Property Tax Protest! Her hands-on review of each homeowners’ appraised values to jointly create a protest strategy while teaching the fundamentals to successfully protest property taxes has led to a combined $8M reduction in assessed property tax valuation, ultimately lowering her clients taxes and out-of-pocket expenses.

Finally, Denese, who is a mother of two boys, believes in community outreach and establishing long-lasting friendships. She has volunteered her time at a local homeless shelter resale clothing store in Collin County, Texas, helping people feel appreciated and supported. She coordinates community gatherings in her Stonebridge Ranch neighborhood in McKinney, Texas and regularly coordinates gatherings with clients – who are now friends – providing a fun and relaxed atmosphere for people to gather and build relationships.

Denese’s personal accomplishments include driving in a 7-day, 3,000 mile “One Lap of America”. This 3,000-mile endurance race began in Michigan reaching south Texas and then circling back to Michigan driving a new track and course everyday. She was written up in Car & Driver for being one of the few women teams to successfully finish this event with just over 100 teams entered. Additionally she has finished dozens of half marathons in Texas and on both Coasts (including the New York Half Marathon held in wintertime) PRing year after year. Participation in these events takes tenacity, endurance, planning and innovative solutions as circumstances arise.
